Storage Needs Are Getting Bigger
Traditional self storage is usually associated with boxes, furniture and household belongings.
But some customers need significantly more room. Motorhomes, travel trailers, fifth wheels, boats, utility trailers and recreational vehicles all require substantial storage space, and many owners would rather not leave these investments exposed outdoors. For self storage developers and existing facility owners, boat and RV storage can create another category of rentable space.
Understand What You're Trying to Store
A standard storage unit and an RV storage space are very different products.
Before designing the building, consider the types of vehicles your target customers own. A travel trailer may have very different clearance requirements than a Class A motorhome. Likewise, a boat's storage dimensions should include the trailer, windshield, tower and other equipment—not simply the hull length. Building dimensions and door openings need to accommodate the actual vehicles expected to use the facility.
Door Height Is Critical
One of the biggest planning mistakes with enclosed RV storage is inadequate door clearance.
Motorhomes may have rooftop air-conditioning units, antennas and other equipment that increase their overall height. Door width matters too. Customers need enough clearance to comfortably maneuver large vehicles through the opening without feeling as though they have only inches to spare. Planning appropriate openings during the building design stage is considerably easier than trying to change them later.
Enclosed vs. Covered RV Storage
Developers may consider several storage configurations.
Outdoor parking provides the simplest option but offers the least weather protection. Covered storage can provide overhead protection while maintaining open access. Fully enclosed steel storage units provide another level of protection and security while creating a more traditional individual rental space. The appropriate configuration depends on the property, local demand, project budget and the type of customer you want to attract.
Don't Forget Maneuvering Space
The building isn't the only consideration.
Large vehicles need room outside the building too. Drive aisles, turning radius and access points should be designed with long trailers and motorhomes in mind. A perfectly sized storage unit won't provide a good customer experience if renters can't comfortably maneuver their vehicles into it.
Add RV and Boat Storage to an Existing Facility
Boat and RV storage can also be considered when expanding an established self storage property.
If unused land is available, larger storage units may provide a way to diversify the facility's rental inventory rather than simply adding more of the same unit sizes. Existing operators should evaluate local demand, available acreage, access and zoning before deciding which configuration makes sense.
